This shift reflects changing traveler behavior, greater segmentation of tourism demand, and a more disciplined approach to capital deployment.
Destinations such as the Riviera Maya, Los Cabos, Puerto Vallarta, and select secondary markets continue to post resilient occupancy levels, supported by diversified source markets from North America, Europe, and Latin America. However, investors are now placing greater emphasis on length of stay, repeat visitation, and operational efficiency rather than headline occupancy alone.
Boutique hotels, mixed-use hospitality developments, and lifestyle-oriented projects are gaining traction. These assets often integrate food and beverage concepts, wellness offerings, and local cultural elements, creating differentiated experiences that support pricing power and guest loyalty.
Capital formation for hospitality projects has also shifted. Traditional hotel financing has become more selective, particularly for new developments. In response, private equity, family offices, and private credit funds are playing a larger role in financing hospitality assets. This shift places increased emphasis on sponsor experience, operational expertise, and conservative leverage.
Rising construction costs and labor availability remain key risks, particularly in high-growth tourism corridors. Developers are increasingly mitigating these risks through phased development, standardized designs, and local sourcing strategies.
